MONTHLY RENTALS - Terms and conditions

BOOKING AND PAYMENT

          In order to confirm a reservation there will be a charge of 600€ and the contract
          will be prepared immediately.


          Once the contract is signed the following amounts will have to be paid: 

                 - The deposit

                          Two months.

                 - The first month rent

                         The first month rent will be charged fortnightly unless the apartment is
                         available beforehand.

                  -Agency expenses

                         Most of the agencies charge a 10% of the anual rent, but because we
                         are the owners of the apartments we can charge you only 600€ due to 
                         agency expenses and procedures and 1 month rent for 5 year

                         contracts.


          If you book an apartment several months in advance, we would request a deposit
          of one month rent as well as the 600€ for the reservation.

          Our contracts will always be signed for less than one year. They could be renewed 
          when they expire if both parties agree to do so.

          There is a charge of 600€ due to agency and bureaucratic expenses for the first 
          contract. From the second contract on, the charges will be of 300€. In case any
          new contract has different tenants the expenses will be like in the fist contract,
          500€. If during the contract we have to add a new tenant we will charge 150€.

          Every time a new contract is signed, the apartment rent amount may vary
          depending on the market increase and the annual IPC increase.

             Enjoybcn could vary the price of an apartment anytime.

          The prices specified on the website are related to a minimum number of guests,
          which usually is the same as the number of rooms in the apartment. For those
          apartments that have only a single room, the price specified on the web site will be
          for one or two people.

          There will be a surcharge of 100€ for every extra guest and 10€ added to the 
          apartment expenses.

          There are three methods of payment. Please see the 3rd Step How to book.

          The deposit will be refunded once the apartment has been checked and everything 
          is in optimal conditions.


CONSUME (BILLS)

          All our apartments have water, electricity, gas and community expenses included.
         
          These expenses will be paid through a monthly anticipated provision of a
          previously agreed amount. This amount may vary depending on the apartment.
          The company that own the apartments will charge the electricity at 0,17€ 
          Enjoybcn advice to all of his customers to keep checking the electricity and water
          readers to make sure is not going over the estimation. 


CANCELLATIONS

          Once the 600€ have been paid, the apartment will be booked for some days until
          the contract is signed. In case of cancellation or delay in the signal of the contract
          without justification, the client will lose the total amount of the payment made. 
        
          If a reservation is cancelled and the deposit has been paid in advance, and the
          cancellation is done one month prior the sign of the contract, the deposit will be
          refunded and the client will only lose the 600€.


HOW TO CHANGE A RESERVATION

AMENITIES

          All our apartments are fully equipped with household appliances, TV, DVD, air
          conditioning, heating and a fully equipped kitchen, in some apartments there is
          Internte. Any problem during the first year, as long as it has not been caused by
          badly use, the property will be in charge of the repair or in its case the
          replacement. As of the second year the tenant will be the only person responsible
          of the maintenance.

          In case you want to have a double bed, we will add an extra 50€ per bed into the
          total rent. If the contract is less than 6 months we will charge you 250€ for this.

          We will hand in a set of keys for each guest as long as his/her name appears in the
          contract.

          The apartment will be cleaned prior your arrival. You will have to leave the
          apartment in perfect conditions when you check out. A member of
Enjoybcn staff
          will meet with you some weeks prior your departure to check the apartment
          conditions and inform you about the check out rules.

          All guests will have to pay the cleaning and laundry costs after the check out.


KEYS COLLECTION

          Once the client has paid the deposit (two months) and the current month’s rent,
          we will sign the contract at our offices and we will hand you in a copy of the
          contract as well as a set of keys to each guest.


STAY

          Once you are living at the apartment, we will give you a telephone number so that
          you can contact us in case of an emergency related to the apartment. You can
          also email us with any question, issue or doubt.

          Please remember that if you stay less than one month, you will still have to pay a
          full month. This cost may vary depending on the time of the year. The apartment
          cost may also vary depending on the contract length.


                         +20% for 5 to 6 months contracts.

                         +40% for 3 to 4 months contracts.

                         +60% for 1 to 2 months contracts.

RULES OF CONDUCT

          The landlord and the administrator are not required to attend any emergency call 
          unless you can see danger or damage the integrity of one of the tenants either by
          fire, flood or others.
          In cases of losing a key, or light blackout, caused by the tenant, the landlord or
          manager may charge a repair costs. 
          In any case, the will of the landlord and enjoybcn always will be to advise and to
          help tenants and customers.


          There are several rules of conduct and behaviour that you and all the guests in the
          apartment will have to follow:

                 1. It is forbidden to smoke in the apartment.

                 2. Please do not throw things to the street or the patios.

                 3. It is not allowed to leave the trash in the street during the day. You can
                     leave the trash in the street only from 20:00 to 22:00 Monday to Sunday.

                 4. Please respect our neighbours. Please be quiet when going up and down
                     the stairs as well as inside the apartment.

                 5. It is not allowed to host parties in the apartment.

                         Silence hours:

                                 Monday to Friday 22:00 to 9:00 
                                 Saturday and Sunday 24:00 to 10:00

                  6. Please switch off the air conditioning and the lights every time you leave
                      the apartment.

                  7. For your own security it is important that you close the door with your key
                      when you leave the apartment and that you only carry on the most
                      necessary items. There are quite a lot of thieves around the touristy
                      areas.

                  8. We will give you more than one set of keys, if you lose them please let us
                     know as soon as possible. We will charge 50€ for every key that is lost.

                  9. It is now allowed to host more guests than those confirmed in the 
                     contract.


CHECK OUT RULES

                 1. Please do not leave trash or food inside the apartment when you leave, 
                     please remember that you can take out the trash every day from 20:00 to
                     22:00.

                 2. Please leave all sets of keys inside the apartment, on the living room table
                    and just close the door.


          Once we confirm that everything is in perfect conditions the deposit will be 
          refunded. The deposit will be refunded by cash or by bank transfer (in which case
          the client will have to pay for the expenses). The refund will be made within 30
          days.

          and details. The content is updated periodically. At
Enjoybcn we do our best to
          have the information up to date, but we are not responsible of any issue related to

          changes on the web site
. Enjoybcn has the right to modify prices, descriptions,
          conditions and photos anytime.
 

             Enjoybcn has the right to update or change any of the terms, conditions and rules
          anytime.
     
          Our clients must make sure the terms, conditions and rules mentioned above are up
          to date. The use and agreement of the sections mentioned above implies the
          acceptance of these terms, conditions and rules, including any change that could
          be made in the future and always prior to your arrival to the apartment.


RESPONSABILITY

            Enjoybcn is not responsible of any damage or any item lost during your stay, as
          well as of any theft or lost during a fire.

          For your own security, most of the apartments have a magnetic key system that
          does not allow any previous client or any set of old keys to access the apartment.


          The clients that sign the contract are responsible at all times for the other guests’ 
          behaviour.



Should you not follow any of these rules mentioned above, such as incorrect behaviour, complaints from the neighbours due to constant noise, or if the police has to come for any reason, Enjoybcn has the total right to ask you to leave the apartment immediately. If that is the case you will not have the right to request any economic compensation and the deposit will not be refunded.


We appreciate very much your understanding and help, and we hope you understand all and every item above, as they are all crucial for everyone’s wellbeing. Please note that all our apartments are located in residential areas where the neighbours' should be well taken care of.
